excavation to access pipes and landscaping. We anticipate completing the project next spring (2026.) We are also getting estimates for repair of the Cantamar sign at the entrance which is showing signs of age. You may have noticed an increase in airport noise, in part due to runway repairs, but sometimes due to incorrect flight paths. You can always lodge a complaint with CLASS - Citizens League for Airport Safety and Serenity - their website is classalameda.com. You can also call the Oakland Airport Noise Hotline at 510-563-6463. Construction is almost complete on the new FAAS Animal Medical Services & Training (FAMST) Campus where they will spay and neuter animals, perform dental work and minor medical procedures instead of sending the animals to Oakland for care. It's located on North Loop Road, but you can also reach it via a path at the end of Ratto Road. Both NOAA and the Farmer’s Almanac predict a mild winter with average rainfall. Let’s hope so. Clipper Cove by Nancie Shelden, Board Secretary W E HOPE THAT EVERYONE HAD A PLEASANT summer and looking forward to the changing of the season, colorful leaves and cooler weather. As you undoubtedly noticed, there are a number of homes that have recently sold, and we welcome our new neighbors to Clipper Cove!! Schools are back in session, so please be careful when driving, slow down and keep an eye out for kids that are walking or riding their bikes. Be on the lookout for anyone crossing the street whether or not there is a crosswalk. LANDSCAPING Terra has been focused on reseeding the front lawns between the sidewalks and houses. This should help to fill in bare spots and enhance the overall appearance of the lawns. In preparation for this, they tested the irrigation systems in front lawn areas and addressed issues that were identified. Of course, irrigation issues may continue to arise. If you have any future issues with the irrigation in your yard, please notify Samantha Soogian, and she will let Terra know. We will begin converting some of the curb strips shortly to determine the best way to proceed with this project.

This is in response to State Law AB1572 which takes effect January 1, 2029 and prohibits commercial entities (including HOAs) from irrigating “non-functional“ turf. We plan to try a few options to determine what works the best from both an appearance and cost-effective standpoint. ARCHITECTURAL ITEMS Any changes or additions to the outside of your home (such as painting, siding, windows etc.) as well as landscaping changes, requires the submission and approval of an architectural application in advance. Please be sure to submit your application far enough in advance, as applications are reviewed on a preset twice-monthly schedule. Note: If your project requires an exception to a specific rule, it must also go before the CCV board for approval. We are still looking for volunteers for the Clipper Cove Project Architectural Committee (PAC). This committee reviews architectural applications and provides recommendations to the Community Architectural Committee (CAC) prior to their decision on an application. They also perform final inspections to ensure that work is completed as planned. This is a great way to participate in our community and does not require much time. Please contact Samantha Soogian if you are interested. BOARD MATTERS The Board meets the second Tuesday of every month (except August and December) from 5:30 – 8:00.
