resurfacing it with upgraded quartz blend plaster, and add new perimeter tiles in blue to match the outdoor shower. This will be 4-month process, but the spa will remain open. When using the spa, if you notice that the temperature isn’t right, please notify our Association Manager at BLB@harborbay.org. Board Members want to thank the volunteers who washed the pool furniture and stored it under cover for the winter. HOA RULES UPDATED The Board adopted revised and simplified Parking and Pool Rules and they were distributed to homeowners and tenants in December. Please review them and contact our Association Manager if you have questions. Also in December, homeowners received a copy of BLB’s revised Architectural Rules and Standards along with the 2026 Annual Disclosure. The main change in the Architectural Rules is that front doors may now be painted any color. The Board agreed that giving homeowners a chance to “personalize” their entrances was a positive. Thanks to both Committees’ members for their hours of time and considerations in making these changes. STREETS, BAY PATH AND BIKE PATH WORK In March of 2026 the southside streets and the bike path asphalt will be resurfaced, and the northside streets and bay path will be sealed. Asphalt needs to cure for six months to a year before being sealed, so the resurfaced southside streets and bike path will be sealed in 2027. Sealing prolongs road life and provides a protective layer from moisture damage. Homeowners will be notified in advance of the work, since this project requires a great deal of coordination. Cars will need to be parked outside when the streets are resurfaced/sealed. Parking spaces will be restriped, labeled “guest” or “reserved” and numbered after resurfacing. Also, asphalt speed bumps will replace existing ones and two new speed bumps will be added on the southside. LANDSCAPING The new Smart Irrigation Controllers are running on the northside of BLB and functioning as hoped. The Board

will vote on extending the computerized system to the southside and Sheffield in early 2026. Evaluation of the new system indicates that water is being saved, plants are still healthy, and when a leak occurs an electronic alert is issued for repairs, which are usually done within 24 hours. Tree Time! Volunteers walked with a Davey Tree arborist to inspect our many trees. In January the Board will vote on the arborist’s proposal for recommended work to be done for the trees. To paraphrase John Muir,” there is a quiet stillness about trees” – except when the wind blows, which is often in BLB. When some of our deciduous trees’ leaves fell in the Fall, they danced across the landscape and streets on the wind, until our gardener rounded them up. BLB takes good care of its plants and trees! Stay safe and well this winter, and if you go to the mountains to enjoy the snow, be careful and come home without injuries. RESPECTING OUR SHARED SPACES Our community spaces — benches, kiosks, walkways, and other amenities — are here for everyone to enjoy. Please continue to treat them with care and leave areas clean for the next neighbor. This includes picking up yourself and your pets. Pet waste and litter can damage landscaping, create unpleasant surprises for others, and attract unwanted critters. A little mindfulness keeps our neighborhood safe, beautiful, and welcoming.
