BOARD MEETINGS The Clipper Cove Board of Directors meets on the second Tuesday of each month (except August and December) from 5:30 to 8:00 PM. All homeowners are invited—and encouraged—to attend these meetings either in person or via RingCentral. To join online, go to meetings.ringcentral. com/join and enter Meeting ID 375 435 0613. Columbia by Sami Soogian, Association Manager S PRING IS RIGHT AROUND THE CORNER, AND WITH the changing season comes new growth throughout our beautiful community. As plants and landscaping begin to flourish, the Board would like to remind homeowners with lagoon-front properties to keep plant material trimmed back from the wood retaining wall and to ensure all vegetation maintains appropriate clearance from the fence line. Keeping these areas clear helps protect the integrity of the retaining wall and supports long-term maintenance efforts. The Board and the Landscape Committee have been hard at work over the past several months, and we are excited to share some recent accomplishments. The lawn conver sion project has now been completed in compliance with the State of California’s Assembly Bill 1572 requirements. This project not only helps the Association stay ahead of state mandates, but also promotes more sustainable landscaping throughout the community. To help offset project costs, the Association also utilized available rebates through the East Bay Municipal Utility District lawn conversion program. By taking advantage of these rebates, the Board was able to reduce expenses to the Association while implementing water-efficient landscaping improvements that benefit the community long-term. In addition, the Smith Court curb strip cul-de-sac renova tion has been completed, giving the area a refreshed and updated appearance that enhances the neighborhood streetscape. Looking ahead, the Board is working toward a re-land scaping design for the tot lot park to guide future im provements and ensure the space remains welcoming
and functional for residents. Planning has also begun for the next curb strip cul-de-sac renovation at Swift Court, continuing the Board’s commitment to maintaining and improving our shared spaces. Another upcoming project is installing post caps on the lagoon retaining wall. These caps will help protect the wood posts from weather exposure and extend the structures' lifespan through proactive maintenance. Community safety remains a priority. The Flock Safety camera system installed throughout Harbor Bay Isle has already shown positive results as a deterrent, with reports indicating a reduction in suspicious activity. This system is a great addition to CHBI Security, helping keep Columbia a safe place to call home. And of course, one of the highlights of the year is the Annual Columbia Picnic, which is planned for sometime this fall. It is always a wonderful opportunity to meet your neighbors, connect with members of the Board, and spend time enjoying the community together. More details will be shared as the date approaches. Columbia continues to be a beautiful and welcoming place to live, thanks to the dedication of the Board of Directors and the Landscape Committee volunteers who generously give their time and effort to the community. Their ongoing work helps ensure Columbia remains well maintained, vibrant, and enjoyable for all residents. Here’s to a wonderful spring season in Columbia! As of December 31, 2025, our Association closed the fiscal year in a strong financial position, with total revenues exceeding total expenses and resulting in a year-to-date operating surplus. Financial activity reflected consistent assessment collections (thanks to our residents); disciplined expense management (thanks to your Board and our Association Manager, Samantha); and higher-than-anticipated interest earnings (thanks to John’s stewardship). A more in-depth analysis of our financial status was presented at our March 26th Annual Meeting.
