Cantamar by Barbara Caulfield, Board Treasurer S PRING IS THE TIME OF NEW GROWTH AND NEW beginnings, longer and warmer days and a desire to start new projects. A new public project is the replacement of the Cantamar sign at the entrance to our development. There was some delay due to contractor issues, but hopefully by the time of publication a new sign has been installed. Additionally, CHBIOA, in conjunction with the Cantamar HOA, has graciously agreed to make a donation to the new FAAS facility on North Loop Road. The purpose is to provide tree and shrub planting on the west side of the FAAS property to provide a much needed screen between residences and the facility. If you’re planning home projects, please remember that Cantamar has Architectural Guidelines that must be reviewed in addition to the Community Architectural Guidelines. An architectural application is required for all exterior work—including painting, dry rot repair, fences, and landscaping—and can be completed online at harborbay.org/archapp. Once your project is approved and the work is complete, please request a final inspection. Keeping homes and yards in good condition helps protect property values and supports our CC&Rs. Please remove or replace torn or worn window screens rather than leaving them hanging in windows. Some fences also need repair or replacement—please inspect your property and take the necessary steps to keep Cantamar looking its best. If you need a break after all that home improvement, and decide to take a vacation, don’t forget that you can request Harbor Bay Security perform a daily check of your home. Vacation Security Check requests can be made on harborbay.org under Departments > Security. Finally, the final phase of the sewer lateral project will be completed this year. Overall, it has gone better than expected and come in under the maximum budgets. Once completed, we will reassess our reserves and financial obligations. We have been raising annual dues by the maximum amount for several years to sufficiently fund this project. We are hopeful that future annual raises may be less than the maximum.

The permit approval could delay the the work, and the area may not be accessible on the usual scheduled pool opening date of April 1st. After a successful test on the northside, the Board has approved the installation of the WeatherTRAK smart irrigation system on the southside and to have a rain sensor placed on the Controller for Sheffield. LANDSCAPE ENHANCEMENT The dry creek beds (called wadis in desert regions) that wind through the vegetation at the entrance to BLB have been restored, with lots of new rocks added. Although the beds don’t seem to be occupied by ibex, lizards, or other desert creatures, the beds do add a special feature to the front of our community. POOL REMINDERS As we head toward warmer days and school vacation, homeowners and renters should accompany all guests (up to four) when they are using the pool and spa. Last summer we experienced a number of trespassers and even some vandalism at the pool area after hours. Volunteers padlocked the gate at 10 PM and unlocked it at 8 AM, but trespassers still climbed over the fence. Since our CC&Rs don’t appear to allow barbed wire on top of the fence, the Board asks any resident seeing trespassers in the area after hours to report the issue to Security at 510-865-0417. Also, please do not let anyone unknown to you into the pool area, since residents have a key to the gate. A FOND FAREWELL As this my last Gull's Call blurb, I want to thank Jacqui and Anisa at CHBI for reminding me of due dates, and for reviewing and publishing my blurbs for BLB. And a special thanks to all the Board and Committee members and other community residents who contributed input for this cub reporter! Christine McMahon has agreed to take over as the reporter for BLB. Please give her as much support as you gave to me. I had fun writing about all the activity in our ‘hood.
