Centre Court by Shenandoah Lush, Association Manager A taking a peaceful walk, enjoying your patio, or greeting neighbors along the way, we hope this season brings time to connect and enjoy the simple joys of community life. PRIVATE SEWER LATERAL WORK Centre Court is scheduled to undergo private sewer lateral repairs this spring. Construction will be taking place between the end of March to the end of June. You may notice some activity in certain areas during this time, and we greatly appreciate your patience as we coordinate this mandatory maintenance. Construction of this scale can often be disruptive, if you have any questions or concerns at all, please don’t hesitate to reach out to the Centre Court manager by calling the office at 510-865-3363, ext. 354, or emailing CCT@harborbay.org. ANNUAL MEETING – APRIL 8TH, 2026 AT 6:00 PM Save the date: Homeowners are warmly invited to attend the Centre Court annual meeting on April 8th, 2026. The social mixer begins at 6:00 PM, followed by the membership meeting at 6:30 PM. Homeowners will have the opportunity to listen to the Board and Community personnel share association updates, discuss upcoming maintenance, and answer homeowner questions. We’ll see you there! RESPECTING OUR SHARED SPACES Our community spaces — benches, kiosks, walkways, and other amenities — are here for everyone to enjoy. Please continue to treat them with care and leave areas clean for the next neighbor. This includes picking up yourself and your pets. Pet waste and litter can damage landscaping, create unpleasant surprises for others, and attract unwanted critters. A little mindfulness keeps our neighborhood safe, beautiful, and welcoming. BULKY ITEM DISPOSAL & TRASH AREA COURTESY Please note that the disposal of oversized or bulky items is not part of the Association’s standard trash service. Each owner is responsible for arranging bulky‐item pickup directly through Alameda County Industries (ACI). ACI offers one free bulky item / clean-up pickup per household per year, which typically includes up to three S SPRING BEGINS, CENTRE COURT IS EMBRACING the warmer months with crisp mornings, warm afternoons, and longer days. Whether you’re

bulky items (such as furniture, mattresses, or appliances) and up to three cubic yards of additional material. Because our trash enclosures are shared among several homes, it’s essential to keep these areas clean, accessible, and free of unauthorized items. Dumping furniture, mattresses, or oversized materials in or around the trash enclosures creates safety hazards, can block access, contributes to overflowing bins, and results in additional costs for the Association. Regular garbage collection occurs once per week on Mondays. If you need to dispose of large items, please schedule a pickup directly with ACI to ensure proper handling and avoid placing them in common trash areas. Thank you for doing your part to keep our shared waste areas clean and functional for all residents. VEHICLE AND BICYCLE PARKING REMINDERS A Friendly Reminder: Vehicle guest parking spaces are limited to 72 consecutive hours. Additionally, homeowners are strongly encouraged to keep the number of bicycles stored in the common areas to a minimum. Please be mindful of these limits to ensure that parking and sidewalk accessibility remains available and fair for all residents and their guests. REPORT MAINTENANCE ISSUES PROMPTLY If you notice a maintenance concern, whether in the common areas or near your home, please report it to Management right away at CCT@harborbay.org, or online at harborbay.org/work-order-request. Timely reporting helps prevent small issues from becoming larger problems and keeps Centre Court looking and functioning at its best. ARCHITECTURAL APPLICATIONS As a reminder, any exterior modifications — from windows and doors to landscape improvements — require an architectural application before work begins. Submitting an application through harborbay.org/archapp is quick and ensures that updates align with Community Guidelines. Thank you for helping us maintain a consistent and beautiful neighborhood. BOARD MEETINGS The Centre Court Board of Directors meets on the second Wednesday of each month at 6:30 PM. You may join in person at the Community Center (3195 Mecartney Road)
