AssociationNews Seastrand by Rick Harkins, Board President H APPY NEW YEAR SEASTRAND HOMEOWNERS! The Board extends its thanks to the CHBIOA landscaping crew for the work in the Seastrand common areas. Take a stroll and enjoy the walkways between the Seastrand homes and the Nottingham intersection and at the east end of Seastrand. RETAINING WALL UPDATE We have reviewed several bids for the repair and replacement of the retaining wall that borders our homes along the shoreline. The Board has decided to put the project on hold and build up the reserve fund, and will revisit the financial situation in the Spring of next year. If you have any questions or would like additional details please contact Andrea Godoy, Seastrand Manager. FLOCK SAFETY'S AUTOMATIC LICENSE PLATE READERS (ALPRS). The Community of Harbor Bay has authorized the installation of several FLOCK cameras at strategic locations in Harbor Bay. Hopefully, the cameras will serve as a tool to identify criminals as well as a deterrent to crimes. NEIGHBORHOOD WATCH One of the best deterrents of crime in our community is for neighbors to look out for each other. Please keep an eye out for yourselves and your neighbors and report unusual activity to Harbor Bay Security or the Alameda Police. ARCHITECTURAL APPLICATIONS A quick reminder to homeowners to please submit an architectural application for any exterior enhancements. This includes any landscaping modifications, including the addition of drought resistant plants or artificial turf. The CHBIOA and Seastrand HOA support any exterior modifications to address our drought conditions, but homeowners still need to submit applications and have approval before initiating the work. Please note you can always reach your manager at SEA@harborbay.org for any questions regarding a courtesy letter you may have received. We have a preferred vendor list on our website, harborbay.org, for your convenience for any work you may need to do.

These restrictions require the conversion of non-functional grass to drought-tolerant landscaping, a necessary step to conserve water and adapt to California's ongoing drought challenges. Our goal is to preserve the beauty of our common areas while adhering to these water-saving measures. The Board and our landscaping team are actively working to: • Replace non-functional grass with drought-tolerant plants and materials that are both sustainable and visually appealing. • Optimize irrigation systems to ensure efficient water usage. • Maintain vibrant and healthy landscaping across the community. We appreciate your patience and support as we make these adjustments to align with water conservation efforts while keeping Woodbridge looking its best. As we continue these efforts, we value your input! If you notice any landscaping areas that need attention, or observe irrigation issues such as leaks or malfunctioning sprinklers, please don’t hesitate to reach out.
