AssociationNews Clipper Cove by Nancie Shelden, Board Secretary W ELCOME TO SPRING AND HOPING THAT everyone is looking forward to spending more time outside as the weather starts warming and our trees and flowers begin to wake up. This is such a nice time of the year. LANDSCAPING As you have probably noticed, we have contracted with a new landscape company as of January 1st. Terra Landscape is now managing the care of our front yards and common areas Wednesday and Thursday of each week. In addition to routine landscaping, reseeding of front lawns with bare areas will be their first project. This work is expected to take place in early Spring after the majority of the rainy season has passed. Additionally, a significant tree trimming throughout the common areas was completed in mid-February. This year we will continue the conversion of the grass strips between sidewalks and the street to comply with State Law AB1572, which takes effect January 1, 2029, and prohibits commercial entities (including HOAs) from irrigating “non-functional” turf. The grass in these strips will be removed and replanted with drought tolerant landscaping over the next four years. LICENSE PLATE READERS As of this writing, there are now eleven Flock license plate reader cameras placed throughout Harbor Bay. Clipper Cove plans to install two cameras once installation locations have been finalized, bringing the CHBIOA Community total to thirteen. NEIGHBORHOOD WATCH Neighbors near the intersection of Basinside and Capetown met in January to discuss forming a Neighborhood Watch group. They agreed that the first step should be to track incidents and crimes in the community so that neighbors are informed and can take appropriate action. The second step will be to set up a process for communicating incidents and concerns promptly with neighbors. As this work progresses the group will be happy to share what they are learning with other Clipper Cove homeowners.

HOMEOWNER VOLUNTEERS NEEDED We are still looking for volunteers for the Clipper Cove Project Architectural Committee (PAC). This committee reviews architectural applications and provides recommendations to the Community Architectural Committee (CAC) prior to their decision on an application. They also perform final inspections to ensure that work is completed as planned. Please contact Samantha Soogian, our Association Manager, if you are interested. ANNUAL DINNER MEETING – MAY 13 Save the date! Last year’s meeting was well attended, and we hope for another great response this year. Because of meeting space limitations, there will be an RSVP required so that we don’t surpass the room’s capacity. Watch for more details coming soon. CLIPPER COVE BOARD MATTERS The Clipper Cove Board welcomes its newest member, Ruby Peckford. We also want to thank retiring Board member Cathy Sherrer for her service to Clipper Cove, especially for writing our Gull's Call stories for the past two years, and for her lead role in the 2022 update to the Clipper Cove paint palette. The 2025 Board members are: Steve Atkinson, President; Dave Friedlander, Treasurer; Lolly Pantel, 1st Vice President; Ruby Peckford, 2nd Vice President; Nancie Shelden, Secretary. The Board meets the second Tuesday of every month (except August and December) from 5:30 – 8:00 PM. All homeowners are invited to attend either in person or via RingCentral.
