Freeport by Ed Sing, Board President A NOTHER SUMMER IS UPON US—WHERE DOES THE time go? Our association trees, both in front yards and throughout our common areas, including the park, are in full bloom, and the neighborhood is looking beautiful. ASSOCIATION TREES The Board is pleased to announce that Bella Vista Landscape Service will become our new landscaping contractor beginning July 1. We would also like to thank Suma Landscapers for their years of service and for helping guide our community's successful transition from traditional common-area lawns to water-wise landscaping. Their efforts contributed to several landscaping awards and helped secure valuable EBMUD rebates through our water conservation initiatives. We look forward to working with Bella Vista and continuing to enhance the beauty and sustainability of our community. Several residents have recently reached out with questions regarding the maintenance of Common Area trees. The HOA regularly contracts with certified arborists to inspect community trees and provide recommendations for pruning, treatment, or removal based on two primary criteria: life and property safety and the overall health of the tree. When a tree is determined to require removal, the HOA will evaluate appropriate replacement options to help preserve the beauty and character of our community. If you have any questions regarding the maintenance of Community trees, please contact our Association Manager, Samantha Soogian, at 510-865-3363. We appreciate your interest and cooperation in helping Speeding remains a concern on Freeport streets. Please remember the community speed limit is 15 mph for all vehicles, including bicycles, scooters, and e-bikes. Recent observations also highlight unsafe speeds by some electric bike and scooter riders. Parking continues to be a challenge throughout the community. Long-term street parking reduces availability for residents and guests. Community rules require vehicles to be parked fully in garages or driveways whenever possible and prohibit parking on streets for more than 72 consecutive hours. Vehicles are also being observed parked in fire lanes, including portions of Orr and McDonnel Roads and sections of Orr, Argus, and Britt Courts. These areas must remain clear to ensure emergency access at all times. A Parking Committee made up of Board members and homeowners continues to review solutions and potential rule updates and provides regular updates at Board meetings. Thank you for your cooperation in helping keep Freeport safe, accessible, and well maintained. ANNUAL DISCLOSURES Finally, Freeport’s Annual Disclosures were recently distributed to all homeowners. These documents are required by law and HOA governing documents and contain important information about the Association, including Board and homeowner responsibilities, community policies, and financial information. This year's disclosures include several updates, such as revisions to the 2026 Painting Rules. We encourage all homeowners to take the time to review these materials carefully, as they are intended to help owners better understand the operation of the Association and stay informed about matters affecting our community.
