The Gull's Call - Jan/Feb/Mar 2024

AssociationNews Brittany Landing Bay by Sandy Olsen H APPY NEW YEAR! I HOPE EVERYONE HAD AN enjoyable holiday season and avoided all the circulating viruses. If you were motivated to make New Year resolutions, hope you made them flexible, putting them in “maybe” and “maybe not” columns. PRIVATE SEWER LATERAL PROJECT Express Sewer began phase 1 work in November by re placing cleanouts, which should be complete by the end of January. The company has been proactive in providing detailed notices of work in a given area by affixing docu ments on the units near garages, and knocking on doors to alert residents of impending work. This will continue throughout the project. The bigger job of repairing, replacing, or rehabilitating the sewer laterals, mains, and manholes will continue for a significant part of 2024. To see the complexity of the project, check out this photo:

LANDSCAPING • Due to the PSL project, there will be no new plant ings in the complex except for six replacement trees where trees were removed last year. Once the project is complete, landscape replenishment will be done. • In February, Davy Tree trucks and chippers will be onsite for workers to remove dead, damaged, or problem trees and prune others over 15 feet tall. • As always, if you observe a leak in the irrigation system, please immediately notify our Association Manager at BLB@harborbay.org, or after hours notify Harbor Bay Security at 510-865-0417. OTHER INFORMATION • Recently, a vehicle was stolen from within our com plex. The gate doesn’t mean we are totally secure, so please lock your vehicle and don’t leave anything in view. If you observe anything suspicious happen ing around a parked vehicle, please notify Security. • Please do not tie personal items such as swings or hammocks (nor misbehaving children) to common area trees. Residents’ personal items should not be attached to or left in trees in the common areas. Ropes can damage the trees. • Since it’s wintertime in NorCal, please notify our Association Manager if you observe any flooding in or around your unit. Hopefully this winter won’t in volve so many atmospheric rivers as happened last winter/spring. Rain is good, just not too much of it. Cantamar by Regan Young H APPY 2024 TO ALL OF OUR CANTAMAR Homeowners Association members. On behalf of our Board of Directors and Association Management, we wish everyone a very healthy, safe, and prosperous New Year. PRIVATE SEWER LATERAL UPDATE The Board has signed a contract with our vendor, New Pipes, and hope to have a project start date to share with you very soon. A formal information meeting for all homeowners will be scheduled and announced in the near future.

A maze of pipes to be protected (the orange one is a gas line) when locating and accessing sewer lateral requires careful excavation. The lateral in the photo is down there somewhere below all those pipes. PARKING AND GARAGE ACCESS AND EGRESS During ongoing work on PSLs, trucks and equipment will be impacting parking spaces and garages when identified sections are under construction. When your section is not being impacted, please do not park in guest parking spaces during the work week, leaving them available for residents who must relocate their vehicles.
